Work has started on an iconic Cyprus office block which the developers claim will change the face of Limassol and be the tallest building on the holiday island’s south coast.
Situated in the heart of Limassol — just 100 metres from the sea and the Limassol Nautical Club — and at 75 metres high, The Oval has been designed to enhance the area’s image as an international business centre. Its Cybarco developers hope the first tenants will move into the €25m (£20.8m) tower by the end of 2016.
Designed by international architects Atkins, in collaboration with WKK and Armeftis & Associates, the project’s distinctive shape was adopted to make the building stand out in every way.
“The selection of the team that has created The Oval guarantees the completion of a world-class designed building, appealing to companies with a desire to stand out,” said Michalis Hadjipanayiotou, chief executive officer of Cybarco Development.
When complete the project will have 16 levels, all with uninterrupted sea views. Each floor will offer a flexible open plan design, allowing businesses to adjust the space to their own requirements. Levels 14 and 15 will be fitted out as executive office floors and have exclusive access to a specially designed roof terrace. The ground floor reception area has been designed to match The Oval’s distinctive shape, as have the landscaped gardens and cafeteria. There will also be two underground parking levels.
“Our architecture projects always aim to respond to the varying conditions and demands of climate, culture and economics,” explained Hakim Khennouchi, Atkins’ lead design director. “In this case, The Oval’s distinctive shape was inspired by the round pebbles found on Limassol’s shoreline, creating a form which contrasts sharply with the cityscape.”
Speaking at the project’s official launch, the President of Cyprus, Nikos Anastasiades said: “The Lanitis Group and its associated companies continue to make a positive contribution to our society and economy. Cybarco is renowned for the development of exclusive projects that have always attracted the interest of investors from Cyprus and abroad. The Oval is yet another example of this on-going success story.”
Cybarco is one of Cyprus’ leading commercial and luxury property developers. Part of the prestigious Lanitis Group, since 1945, Cybarco is behind many of the island’s landmark projects including Akamas Bay Villas, Sea Gallery Villas, and Limassol Marina, the country’s first residential Marina project.
Platon E. Lanitis is the company chairman. Despite the island still struggling to shake off the recession, and with both commercial and residential properties prices at an all-time low, he said the current economic climate was continuing to challenge the business community. “Under these difficult circumstances, the Lanitis Group and particularly Cybarco’s response to these new challenges, is to press ahead and ensure we complete our development projects, one of which is The Oval,” he added.
