A novel retail outlet is coming to the Millbrook area of Southampton. Known as the Boutique Box Warehouse, the site will be comprised of more 100 shipping containers arranged within a 20,000 sq ft warehouse to create an indoor market-style retail space. The entrepreneurs, trading under the name Macerich UK Ltd, claim that there will be space for up to 110 new businesses by the time the innovative centre is ready to open its doors in July.
There has already been a significant level of interest from local businesses keen to cash in on the unique take on retail commercial property, according to Mr Molliere. Should all of these businesses take up a unit, the Boutique Box Warehouse will become home to a wide variety of businesses, including toy manufacturers, retro clothing retailers, beauticians and even a champagne bar operator!
Mr Molliere explained the reasons behind the warehouse shopping centre idea, pointing out that it will benefit small retailers seeking rents lower than would be found on the high street. He added that the sustainability benefits are a further bonus and tackle an issue widely seen in towns and cities where ports play a key role in the local economy.
He said; “One in every four containers that arrives full at our ports remains on our shore, and the problem is increasing.
“We wanted to come up with a scheme that tackles this as well as giving a unique and cost effective opportunity for people to trade as rents and rates are still very unaffordable for start-up businesses.
“We would like to support anyone who has a passion to reduce our carbon footprint and develop our own British talent for quality and innovation – this has never been done before, it’s a world first because there have been outdoor markets, but never anything like this with the luxury of a roof.”
This type of shopping centre certainly seems to have its benefits; the main one being the lower rents, but another is that it will operate seven days a week into the late evening. Furthermore, Macerich UK Ltd has spotted an affordable option for expansion already, as a second level can be added using a metal walkway which it estimates could hold another 40 container units.
Finally, the location will play a large part as the warehouse’s proximity to the port will allow for the growing trend for online shopping to be included. Macerich UK Ltd has already confirmed that an online ordering service will be available to all resident retailers, who will therefore be able to ship goods worldwide.
