Six years after opening its first Manchester operation, Roomzzz Aparthotel has confirmed its second site will be in the city’s iconic Corn Exchange. The Grade II listed building is currently undergoing a £30m redevelopment.
Part of the Parklane Group, the Corn Exchange scheme will also be Roomzzz’s second historic site with its first Manchester hotel opening in a converted Princess Street urban mill. At the Corn Exchange it will be the only hotel to feature alongside 13 new independent restaurants and four established eateries at the upgraded venue.
Explaining his company’s decision to take on another Manchester location Mark Walton, head of Roomzzz Aparthotel UK, said: “The demand in the city for Roomzzz Aparthotel is substantial, we are running at 100 per cent occupancy week on week and a second location in close proximity is a strategic game-changer for the brand.”
He said the intention was to cement the Roomzzz reputation as Manchester’s leading accommodation provider and to compete for the status of being housed in one of the best properties in the UK.
The 114 apartment Corn Exchange scheme will merge the Roomzzz “New Generation” concept of 21 square metre pods — which it launched at its Chester site earlier this month — with a range of super luxury palatial penthouses.
“This is a large investment, with a £13m commitment to create a spectacular property that will not only illustrate the progression and development of Roomzzz but will be seen as the revival and legacy of this historic part of Manchester,” added Walton.
“Consumer requests for more Roomzzz illustrates the fact that the Aparthotel is an increasingly popular choice for booking accommodation in major UK cities. Guests appreciate the freedom Roomzzz allow them in terms of lifestyle choices.” Guests can not only cook their own meals in their “apartment” but Roomzzz’s flexible booking policy allows them to stay from one night to a year with minimal notice.
The hotel’s entrance will face Manchester’s Exchange Square, with guest accommodation over the second, third, fourth and fifth floors. Walton confirmed the hotel will start taking bookings from February next year and open for business in the spring.
The new hotel is part of a £30 million redevelopment scheme by Aviva Investors and Queensberry Real Estate, which also includes 13 independent and four retained restaurants.

Queensberry Real Estate started work on the multi-million pound revitalisation of the building in October. “We have had a huge amount of interest in the hotel element of the Corn Exchange,” explained Stuart Harris for the developer. “Its listed status, along with its layout, has offered the opportunity to create quirky, interesting but modern bedrooms in a stunning iconic building.
“Roomzzz as a brand fits perfectly with and complements the range of great casual dining brands we have secured for the building.
“The whole ethos and vision is to give the Corn Exchange back its mojo by enhancing the building’s character and features, giving activity to all three sides so it re-engages with all of the wonderful buildings and offers around it,” he added.
