One One One Eagle Street, Australia’s best office tower has officially opened. The 54-level building is situated in Brisbane’s Riverside district.
The new building has achieved six star Green Star Design status from the Green Building Council. This designation marks the new tower among the World Leaders for innovation, design, land use, indoor environment quality, and energy.
The concept for the building’s design is based on a sustainable fig tree. This building is not supported by the standard vertical columns which one would expect. Instead, a number of slender inclined columns rise up from the base of the tower, much like they are growing up from the ground. As they rise up into the air, the columns taper and branch out.
These columns protect the tower from swaying and twisting. As a result, the stair and lift core can be reduced in size from a more standard floor plan; this part of the building has been moved to the southwest corner of the lot. The resulting floor plan ensures that each tenant has a river view, and the ground floor is opened up to create large public areas.
This project also used an innovative construction method in which the tower and the basement were worked on in a parallel manner. This approach saved between six and 12 months of time on the project compared to the convention manner of waiting for a basement to be excavated before starting to construct the tower.
The fig tree theme is also featured in the office tower as part of the lighting installation, which is being designed by artist Alexander Lotersztain. The routine, called “Breathe,” is expected to be a popular feature of the city’s night skyline. It will feature a series of gentle, pulsing lights which highlight fig tree thread with environmentally-friendly LED lights.
