British Land (BL) has just one remaining floor to let at its rebuilt Marble Arch House in central London — with two recent lettings taking the prestige scheme to 80 per cent complete.
In 2011, the publicly listed real estate company teamed up with historic London landowners, The Portman Estate, to acquire and redevelop Marble Arch House on Seymour Street and overlooking the monument which gives it its name.
Designed by Bennetts Associates Architects, the project created 61,236sq ft of Grade A office space over seven upper floors — five with spectacular views across Hyde Park — and 15,000sq ft of ground floor retail space. The scheme also included 10 luxury residential apartments built behind the retained Victorian facade of 62-64 Seymour Street.
Fulcrum Asset Management was the first occupier to agree to take space at the new building in May last year, leasing 9,095sq ft on the fifth floor. It was soon joined by Access Industries, which occupies the building’s 4,477sq ft sixth floor, and NERA Consulting which is leasing the 11,504sq ft third floor.
Now, private investor BXR Partners has signed a 10 year lease on the office block’s 10,226sq ft fourth floor, and global gaming technology company, GTECH, is taking has 11,495 on the second floor over a similar term. That just leaves the 11,242sq ft first floor vacant.
“BXR Partners and GTECH selecting Marble Arch House is a tremendous endorsement of the building,” commented British Land’s head of leasing, James Danby.
“The building is now close to fully-let, to high calibre occupiers from a range of industry sectors, which we feel underlines the quality of the design, and the attractiveness of the location in the heart of the West End.”
