Visual Mobile Technologies, a California startup, has completed beta testing of software that will allow property managers to document issues and manage maintenance workflow.
The product, called vMobile Collaborator, which users have been able to access at no charge up to this point, will now be offered for sale.
The technology uses smartphones and back-end software to allow property managers to collect and store photos, send documents, collect and see streaming video, and other features – all in real time.
Many property managers work with a variety of vendors, such as plumbers, HVAC technicians, maintenance companies, and landscapers, and the application allows them to send an image or a video of the problem directly.
The images or video are also cataloged and stored in the cloud, where they can easily be retrieved later if needed.
When information is relayed verbally, it’s quite common for details to be miscommunicated. With a visual component, it is less likely that a drip will be misinterpreted as a flood, or vice versa.
Property managers are already familiar with paying for services by the square foot, and vMobile is priced in the same manner. It costs 0.5 cents per square foot managed.
If the company manages 1 million square feet, the app will cost $5,000 per year. Vendors to the property managers will be charged a flat rate of approximately $30 per month. The property manager’s tenants will get the app at no charge so that they can send images to the property manager to report a problem.
