A pioneering water recovery company is selling the six-acre Warwickshire business park it developed around its own expanding headquarters.
Clearwater Park at Southam, on which the Clearwater Group occupies one of three buildings, also has planning consent for two more industrial and office units of 7,500 sq ft each. The guide price for the entire Welsh Road site is £2.35m.
“We have developed Clearwater Business Park over the last decade to a very high quality and it offers a very good opportunity for a property or investment firm,” explained Clearwater Group founder, Roger Allen.
“Not only is there a well-established tenant, but there is a newly-completed building which can be let as a whole or two self-contained units.
“We have consent for two further buildings and there is plenty of space for potential expansion,” added the businessman, who has interests in several other UK companies. “What drew us to the site — its potential, location, parking, ease of travel and great connections — are exactly the qualities which we believe will appeal to potential purchasers.”
After 30 years of working with aerospace and automotive manufacturers separating paint and other process fluids, in 2012 Clearwater went on to develop a ground-breaking water recovery process. Its latest technology will help with water retrieval from residential and commercial properties and facilities.
Allen confirmed the site sell-off was prompted “by changing work patterns within the water sector and the need to grow” his 1981-founded company.
“All businesses evolve and as Clearwater and the services we provide have developed, we have found ourselves based out of our client’s premises right across the UK so the need for a larger unit has lessened,” he said. “We have also seen considerable growth in our commercial, industrial and residential operations, but the pattern of our work has changed.”
The 6.7-acre business park is being jointly handled by Midlands-based Bromwich Hardy and Boston Fieldgate, which has an office in Kenilworth.
