Sustainability issues are having an impact on the commercial property sector, and landlords are being targeted in the latest campaign to raise awareness of these issues. Specialists from Colliers International’s Bristol office have lent their expertise to a collaborative effort which includes several partners dedicated to improving sustainability for office, retail, and industrial premises. Colliers has entered into an agreement with 13 other members of the Better Buildings Partnership to develop a toolkit designed to educate landlords on the most up-to-date sustainability issues.
Commercial property landlords and occupiers have a role to play in adopting policies which will keep their buildings as sustainable as possible. The toolkit provides support for agents in their role as day-to-day building managers, as well as provides longer-term strategies for the building’s future.
To date, sustainable commercial properties may only appeal to a specific niche market of occupiers. Rising energy costs mean that the building industry must continue to take measures to ensure that buildings are affordable to tenants who are keeping their eyes squarely on their overall costs. Buildings which lack energy efficiency will end up costing landlords and tenants more over time and taking charge of the issue now may minimise its financial impact.
New buildings are being constructed with sustainability in mind, but older ones were not designed or built with the same priorities. Agents are being asked about sustainability features by their clients, and the Better Buildings Partnership can provide them with the information they require on sustainability issues. Both commercial property owners and occupiers can learn about the benefits of choosing to buy or rent space in greener buildings and then make an educated decision about the best way to proceed, depending on the circumstances of each situation.
