Marketed as Scotland’s only “business hotel” the developers behind the Skypark campus have been given permission to add a second office block to the Glasgow complex.
Although construction work will not start without a substantial pre-let, the 135,000sq ft Azure Building will be situated adjacent to the campus’s existing Skypark 1 offices and, claim the partnership behind the project, “continue the culture shift in the office work environment”.
Developed as a three-way joint venture between the Moorfield Real Estate Fund II, the Moorfield Group and Glasgow-based Resonance Capital — with funding from the Moorfield Group’s “substantial resources” — the concept behind the Finnieston site has been to provide high-quality office space with all the amenities of a luxury leisure complex.
Ken Barrett, a joint venture partner with Resonance Capital, explained: “Skypark offers a unique business hotel concept that is the decider in attracting new tenants. With a full concierge service and a multitude of onsite facilities including a nursery, prescription delivery, dry cleaning services as well as fitness classes, art exhibitions, a film club and regular site socials and shopping for those who want to play.”
On its website, potential Skypark tenants are invited to “think of the service ethos of a five-star hotel that includes a diverse programme of social and networking events. With a ‘we love to say yes’ philosophy the friendly management support team are at your disposal. From concierge services to catering arrangements, all you have to do is ask.”
The new building, like its predecessor, will have larger than average light-flooded floorplates, an impressive entrance lobby and a south-facing landscaped terrace. There will also be an extremely generous car parking ratio and, for non-drivers, a cycle storage area and staff changing rooms and showers. “Our business campus is not just a place to work, it’s a place that works for tenants in an inspiring location,” added Barrett.
“We are currently in the middle of a marketing exercise and building will commence on our achieving a substantial pre-let,” he said. “We believe we have a strong chance of achieving this as a result of the combination of the building’s commanding presence, quality Grade A design and specification, and our ability to significantly undercut rents on similar quality new city centre office space.”
Estimated to be worth at least £45m on completion, the Azure Building was designed by Sheppard Robson Architects and has been described as “a gleaming new landmark office hub where linear perfection and the finest materials combine to create something truly remarkable”. It is being initially offered for sole occupation by a major tenant with completion espected by the middle of 2015.
