Gregory Projects Ltd, part of the successful Gregory Property Group, has submitted a full planning application for a three acre high specification industrial site in West Yorkshire which will hopefully add to the dwindling supply in the region.
The site, at Ossett, will be known as Ossett 40 and will provide a large supply of industrial space on Milner Way. It is hoped that planning permission will be granted in the coming weeks, allowing the project to begin in early summer.
Lying just one mile from junction 40 of the M1, the site will have excellent transport links and will bring into use a derelict plot of land previously occupied by fellmongers Nettleton & Porter.
All buildings on the site have already been demolished in preparation for development works, and the site has already been granted outline planning permission for 50,000 sq ft of industrial space divided among three separate properties.
Gregory Projects director Richard Tovey believes that the site would prove profitable for the local economy should planning permission be granted.
He says; “Ossett is a popular location for industrial occupiers because of its excellent transport links and labour force.
“Unsurprisingly, we have received a lot of interest and anticipate having occupiers for all three units prior to completion of the construction at Christmas this year.”
As revealed by Mr Tovey, Gregory Projects has already been approached by a number of potential occupiers, one of which has entered into advanced discussions regarding a unit measuring approximately 32,500 sq ft.
A further two firms are in the process of deciding whether the remaining two units, each measuring around 12,000 sq ft, would suit their business models and are expected to enter into discussions in the near future.
The three units each offer integral offices, staff parking spaces and the option for occupiers to create a design and build package in a freehold or leasehold contract. Should planning consent be granted, the developers are hopeful that all three units will be ready for occupation by December of this year and have already appointed property agents GVA Grimley and Gent Visick to market the space.
With a number of hugely successful regeneration schemes for brownfield sites under its belt and recent projects including the £40 million Foss Islands retail park in York, the Gregory Property Group is steadily becoming one of the north of England’s most reputable commercial players.
Hopefully, its record of gaining planning consent on more than 3 million sq ft of commercial space will precede it, allowing for a swift granting of planning approval from the local authority.
