H20 secures first Wharfdale Park pre-let

A Birmingham joint-venture industrial and warehouse development has secured its first tenant before construction work on the £20m scheme has even begun.

Wharfdale Park — next to the Grand Union Canal at Tyseley — is being regenerated and delivered by H2O Urban, a fifty-fifty partnership between the Canal and River Trust and private developer bloc Ltd. The 13-acre site will provide leasehold build-to-suit warehouse and manufacturing units between 20,000 and 150,000 sq ft.

H2O has now confirmed that SIG Roofing has agreed to take a 15,000 sq ft trade counter and large yard for specialist roofing materials on a 15-year lease. The company intends to relocate from its existing premises nearby.

“Moving to Wharfdale Park will mark the start of an exciting new era for SIG Roofing and will enable us to provide an even greater level of service for our customers,” commented the firm’s development manager, Mark Stacey.

“The chance to relocate to accommodation so close to our existing base, and which has been built to suit our specific needs, was too good to miss.”

H2O Urban has several regeneration and redevelopment schemes underway in association with the Canal & River Trust, a charity charged with maintaining the 2,000 miles of the inland waterway across England and Wales. Wharfdale Park adjoins the trust’s existing investment properties at Redfern Industrial Park.

Richard Thomas is managing the Wharfdale project for H2O. “Agreeing the deal with SIG Roofing before a brick has been laid is a key milestone in the development of Wharfdale and proves what an attractive proposition the site is for ambitious companies,” he said.

“We are also talking to other potential occupiers who are attracted by the location, the quality of the development, and the build-to-suit opportunities the park presents and hope to confirm further occupiers in the near future.”

Demolition of derelict buildings on the site — in an area south of the city which continues to attract global, national and regional businesses — has already started, with construction slated for early autumn.

“Securing SIG Roofing as our first occupier so soon after we have commenced demolition is great news and I’m sure the company will flourish in its new high quality accommodation,” said the trust’s development manager Cheryl Blount-Powell.

“Wharfdale Park gives us an opportunity to create a high quality business environment, with canal-side frontage, which will offer firms the chance to rent industrial space constructed to their specifications in an excellent location.

“Like many cities, there is a severe shortage of Grade A industrial accommodation in Birmingham and we are confident that Wharfdale Park will prove to be an extremely attractive option.”

Harris Lamb and Colliers International have been appointed agents for Wharfedale Park.
