Hampton Brook “Confident” Of Need For Thrapston 103

Developer Hampton Brook has confirmed its latest speculative project will be ready for occupation by spring next year. Work will start on the 103,000 sq ft logistics and distribution warehouse near Kettering within weeks.

The Northampton-based firm acquired the Huntingdon Road site — adjacent to Junction 13 of the A14 — earlier this year. In July East Northamptonshire Council granted full planning permission for a single facility offering 98,070 sq ft of warehousing and 4,930 sq ft of high quality air-conditioned offices.

To be built in a landscaped setting, the building will have eight dock-level and two level-access loading doors all with 12.5 metre clearance. There will be a yard big enough for 23 heavy goods vehicles and parking for 72 cars.

“The site was purchased by one of our ‘in house funds’ at the beginning of the year and following a successful planning application, we felt the timing was right to develop out this scheme speculatively and are now in a position to start on site,” explained Hampton’s development director, Ian Jackson.

“To speculatively build this scheme is a marker of our continued confidence in the county’s distribution market and in response to the increasing demand for warehousing space in the area.
“We are known for delivering a high quality product to the market and we look forward to attracting an occupier to the scheme very soon,” he added.

To be marketed as “Thrapston 103”, commercial agents Burbage Reality and Savills have been retained to offer the facility.
