Increased business confidence in the Midlands has been cited by Harworth Estates as the driving factor behind three separate letting deals at Asfordby Business Park, close to Melton Mowbray.
The first lease was agreed with Leicestershire based haulage firm S&J European Haulage Ltd, which snapped up units C1, C1A and C2B accounting for 15,575 sq ft of industrial space on a ten year lease. In addition, the firm‘s lease covers plots 7, 9 and 11, providing 3.13 acres of land.
S&J European Haulage Ltd then took out a second lease on Unit D at the site, which comprises 2,156 sq ft of commercial space and a 0.7 acre yard. This lease is also for a ten year term, indicating that the firm is interested in maintaining a strong location within the Midlands in the long term.
Finally, existing tenant TT Services (UK) Ltd took out a four year lease on plot 7a in addition to its space at unit C2A. The 0.226 acres of land will be used by the firm for additional storage.
Surveyor Gavin Webb of Lambert Smith Hampton brokered the lease to TT Services, and believes that improving market conditions will continue to prove beneficial for Harworth Estates.
He says; “We are seeing a continuing increase in demand for commercial premises and storage land across the East Midlands, which is evidenced by the recent lettings we have completed at Asfordby Business Park.
“Harworth Estates have space available at their business parks throughout the region, each of which provides good quality accommodation with strong transport links.”
Asfordby Business Park remains one of the most highly sought after locations in the Leicestershire area as, along with being less than half an hour from the M1, it is one of the only sites in the Midlands with an on-site rail connection.
In recent months, Harworth Estates has invested more than £1 million into a programme of improvements at several locations in the region and the north of England which will provide improvements such as superfast broadband and high quality landscaping.
Property manager at Harworth Estates, Liz Askam, believes these improvements will continue to attract new tenants to the firm’s portfolio.
She says; “Our parks continue to attract high levels of interest from both existing and new tenants, which is a demonstration of our tenants’ confidence in both their own businesses and the management of our business parks portfolio.
“We have also noticed a significant improvement in the Midlands occupier market with increasing demand and competition from occupiers to occupy space at our business parks.”
