Hortons’ Estate reports increased letting activity in Birmingham Office Market

Hortons’ Estate has today confirmed that its newly refurbished Enterprise House (pictured below) is now fully let, as office market activity accelerates in Birmingham city centre.

The family owned company, which recently appointed a new chairman, has invested over £1 million upgrading the 15,000 sq ft Edmund Street building. The refurb includes the replacement of the roof and windows, a new reception area, new office layouts, and upgraded electrical and mechanical systems.

Three occupiers – Euler Hermes Services UK, Mace Ltd and Mackenzie Jones Interim LLP – have each taken 3.173 sq ft on the first, second and third floors respectively. Another, Liquid Public Relations, has taken the 1,850 sq ft top floor suite.

Hortons’ Estates, which owns and manages nine office schemes in Birmingham city centre, has also announced that the ‘fully let’ sign has gone up at 21 Bennetts Hill following a spate of lettings.

The new tenants – Class Creative, Francesco Group, Sugarman Group and Sable Leigh Consultancy – have agreed various lease terms on a combined 6,168 sq ft. They join existing occupiers Peopleline, Prime Time Recruitment, Voluntas MR and Proline Ventures at the 15,000 sq ft office development.

Hortons’ Birmingham portfolio currently totals 175,000 sq ft, to which 10,000 sq ft will be added in the autumn, following the refurbishment of The Grand, Colmore Row.

Until then just 15,000 sq ft (four office suites) remains available across the existing portfolio. These are at Innovation Square, Cathedral Court, 5 Lower Temple Street and Chamberlain House.

Steve Tommy, of Hortons’ Estate said: “Given the volume of office suites we have, and the diversity of our portfolio, it is inevitable that we carry some void space.

“However, lettings activity in the first half of 2015 has picked up considerably and we have active enquiries for the remaining space.”
