The second phase of a Wolverhampton business park which bucked the recession is underway with the completion of a build-to-suit commercial vehicle dealership. And the owners of the speculative development claim it is “fast heading towards being fully let”.
The 35,000 sq ft of warehouse accommodation at Bentley Bridge Business Park for Ballyvesey Holdings is the city’s first speculative small unit scheme started since the financial crisis. It is also the first project to be handed over on the extended Clowes Developments-owned site.
Phase One of the Wednesfield Road scheme is currently fully let to chain manufacturer Donghua (UK) Ltd, Principal Hygiene, Euro Car Parts, Toolstation and Wolverhampton City Primary Care Trust.
“Bentley Bridge has established itself as key location for the industrial, retail and leisure sectors in Wolverhampton and Ballyvesey’s Mercedes truck dealership is a fantastic addition to the development,” commented Jonathan Robinson, an associate director at DTZ which acted for Clowes.
“We have received strong interest in the site and, following the announcement of the built-to-suit transaction to Ballyvesey, will be announcing further success with the arrival of other new occupiers over the coming months.”
Nigel Birkmyre, a director with Ballyvesey Holdings, said the new dealership and customer base was one of the most modern sales and aftermarket commercial depots in the West Midlands. “It has been built to the highest standard with environmental concerns taken into consideration in the workshop with low voltage lights and appliances,” he explained. “The rear wall, 25 per cent of which is window, allows technicians to work on trucks and vans without the aid of lights during daylight hours.”
Clowes development director James Richards admitted he was delighted with the performance of the business park. “The site has bucked the trend, delivering year-on-year results and, with the completion of this development, we have now fully developed out on site, which given the recession, is testament to the quality of the business park,” he said.
“We identified the Ballyvesey Holdings subsidiary, Midland Truck & Van, as a key occupier for the scheme and have worked very closely with them to deliver a state-of-the-art facility.”
Richards added that: “With the completion of further deals due imminently on the speculative development, the park is fast heading towards being fully let.”
