Mizrahi’s The One poised to become the Tallest Building in Canada

Mizrahi Developments chose the recent Toronto Design Review Panel to unveil the latest images of its 80-storey mixed-use skyscraper The One, which could become Canada’s tallest building.

The proposed 1,080 ft tall retail and residential tower, on the corner of Yonge and Bloor Streets in the heart of midtown Toronto, is being designed by Foster + Partners and Core Architects. The updated images show its evolution since the scheme was first announced in March and should be considered as only indicative of the final design.

They show that the original proposal, which featured a rectangular floorplate, has been modified to provide a square plan, creating improved sight lines around the building and opening up a greater amount of pedestrian space on Yonge Street. The amended plan also retains the façade of a heritage listed building.

Creating a clear span to cater for the high quality retail and leisure spaces on the lower floors is seen as necessary in order to attract top brands to the building, and the new images reveal changes to the exterior exoskeleton to achieve this.

It is also reported that there may be retail space one storey below ground. Mizrahi Developments is believed to be seeking a commitment from a global retailer to take space in The One by the first quarter of 2018.

The exoskeleton itself is not only a striking feature of the design; it will provide greater flexibility by removing the need for interior supports, so the diagonal elements are retained above the proposed retail levels.

The Design Review Panel was reportedly pleased with the prospect of creating a world-class landmark building in Toronto, but it is still very early in the planning process, which is expected to continue over the coming months.

Mizrahi Developments describes itself as a boutique firm providing mixed residential and retail/office space in mid to high-rise buildings, delivering what (Mizrahi says) Toronto lacks – and old world approach that brings back timeless, classic craftsmanship.
