Netflix has announced that it will lease 60 percent of Hudson Pacific Property’s ICON office tower, located at Sunset Bronson Studios on Sunset Boulevard in Hollywood. Netflix will occupy 200,052 of ICON’s 14 story, 323,000-square-foot office tower, which is scheduled to be completed late in 2016.
The Netflix deal is the first pre-lease for ICON. This deal is also the largest office lease, per square footage, that has been signed to date in Hollywood.
ICON is part of Sunset Bronson Studios, a close to $200 million creative office development which is currently being constructed near the former Warner Brothers Studio, which first commenced operations in 1919.

Both of these projects will be Class A, LEED Gold-certified, featuring large floor plates, significant column-free spans, underfloor power and data options.
Sunset Bronson is still being used as an active studio lot. HBO, ABC, KTLA and FreemantelMedia all produce and film shows there, according to Hudson Pacific. ICON will have 11 sound stages and over 300,000 square feet of production facilities.
