The North-East’s biggest commercial developer has started work on the latest stage of its multi-million pound refurbishment of Teesside Estate. UK Land Estates’ £5m investment comes after the company spent £3m improving access to the site.
The company’s latest round of improvements to its Teesside site was boosted by the 26,000 sq ft pre-let of an upgraded engineering facility for Cavotec UK. The refurbished unit will see the existing envelope replaced with modern energy efficient materials and will house new bespoke offices, break out areas and meeting rooms.
“We have worked extensively with Cavotec over the last 12 months to fully understand their business and ensure they have the ideal premises,” commented Adrian Bartle, a director of UK Land Estates, based on the Team Valley at Gateshead.
“Cavotec will be the first new tenant to benefit from the immediate access to the A19 — through the new roundabout we privately funded — and with dualling of the A174 also nearing completion.” Part of the Cavotec engineering group, the firm’s high-tech manufacturing and sales base is due for completion by STP Construction late this year.
Tim Witty is development director at UK Land Estates which controls more than 1,300 industrial, commercial and warehouse properties across 40 sites. “Confidence is growing and lettings are going well on Teesside Estate,” he said. “Fuelled by our multi-million pound investment we are seeing a great deal of interest for new premises on the estate.
“Teesside Estate is a great location, but clearly the opening of the dualled A174 has transformed connectivity creating even stronger appeal for this location.”
The developer’s Teesside upgrade programme comes just months after UK Land Estates completed the latest refurbishment phase of its Tyne Tunnel Estate, underpinned by a 46,000 sq ft redevelopment project for Chirton Engineering.
The North Tyneside unit had stood empty for two years before being stripped back to the original steel frame and rebuilt using modern materials. Chirton then signed a 15-year lease on the precision engineering facility and invested £1m on three new state-of-the-art machines.
