New Sporting Stadia And The Effects On Commercial Property

Whenever we see plans for a new sporting venue, a primary focus of the development, seems to be on the conferencing and events facilities.

When plans for new stadia are revealed to the public, we invariably hear the clubs chairman discussing how, such plans are integral to the long term business plan of the club.

Rather than discussing how the new stadia will offer more comfortable surroundings and an improved viewing platform for the spectator. We are subjected to baffling manger speak about how the new stadia or redevelopment, will be increasing revenue streams and how without it the club would be unable to survive.

This got me thinking. The multitude of new sporting venues, which are arriving up and down the country, must be having a considerable knock on effect on the commercial property owners, who market their own conference and events venues.

As lets face it, where would you rather host a conference or complete a training course? At a brand new sporting venue, or in a non descript commercial business property, in the middle of one of Britain’s many business parks.

When you read what these sporting venues offer, you will realise how difficult it must be for commercial property owners to compete. For example, Haydock Park racecourse has become one of the North West’s leading conference venue facilities. They say, proudly, they ‘can cater for all types of events, from a small meeting to suites with a capacity of 500.

With the location of Haydock, being right in the middle of Manchester and Liverpool and just minutes from the M6, it is very difficult for commercial property owners in the surrounding areas to compete.

On top of the ideal location, free parking can also be provided.

Haydock is an area with plenty of serviced offices and commercial property, housing many different types of businesses. When one of these many businesses has the need to host a training day or conference, more often than not their first port of call would be Haydock Park racecourse.

Commercial property owners in the area now rely on renting their space as serviced offices, rather than conference and event facilities. As it is just not feasible, to compete with Haydock Park racecourse.
