New ‘Vital’ Northampton Business Unit Sparks Interest

With the minimal supply of modern industrial/business units available in Northampton, there is serious interest in Decorum Estates’ exciting new 17,600 sq ft development on the Swan Valley Business and Innovation Centre.

According to joint agents, Prop-Search, Ben Coleman Associates and Lambert Smith Hampton, Cygnet Court, the new small unit scheme currently has 55 per cent of the space pre-sold, with a further 2,000 sq ft under offer.

Due to its early success, Decorum Estates ha committed to speculatively developing the remaining units. Work is now under way and is expected to be completed April of next year.

Director of Decorum Estates, Chris Carlisle, said: “Demand for new build small industrial/business properties has risen sharply this year, which has resulted in units being snapped up.

“Part of the popularity of Swan Valley for occupiers is its location. It is situated just two minutes from Junction 15a of the M1 motorway- yet still enjoying a semi-rural working environment with views over open fields.

“We’ve worked very hard to deliver what occupiers want and I am confident that the quality of the buildings will ensure we see all the units occupied very quickly.”

Richard Baker, a Director at Prop-Search, added: “We have received a high level of interest in the scheme so far and a significant increase in enquiries over recent months. Interest is primarily coming local investors as well as owner occupiers.

“This development is vital for the Northampton industrial market, where a severe lack of small to medium scale development has had a major impact on new and expanding SME’s wishing to relocate to new high quality premises.

“Cygnet Court is the first speculative opportunity of this kind in the area and we anticipate the high level of interest will continue as the development progresses.”

Three units now remain within Cygnet Court, that are offering between 1,800 sq ft and 5,600 sq ft.
