The North East’s largest independent firm of property consultants has been instructed to undertake the refurbishment of Talipot House at Gateshead’s Team Valley.
Naylors Chartered Surveyors will be carrying out the work on behalf of the landlord, a private London investor, who acquired the 17,000 sq ft office building in April.
Naylors Building Consultants were initially approached to undertake a full building survey to ascertain the condition of the Fifth Avenue premises and to organise additional investigations by a number of approved partners.
Building surveyor Phil Garner said; “Following our preliminary investigations we were instructed to specify, tender and oversee the initial strip out works.
“Now underway, the design team is being assembled and specification for the proposed refurbishment is due to start in earnest within the coming weeks.
“The works are to include full renewal of all building services and finishes, remodelling of the reception area with a focus on improving energy performance throughout.”
Naylors head of investment, Fergus Laird, has confirmed that the firm’s office agency team is currently in negotiations with a prospective tenant, interested in occupying the building following the completion of the refurbishment scheme.
The firm has previously completed a similar refurbishment at Olas House, a sister building to Talipot House, which was subsequently let on a long-term lease to a local housing group.
The refurbishment of Talipot House is due to be completed in May 2015.
