Tips for first-time tenants

Fiona McNulty advises the first-time renters on the most significant things they need to think before renting a property

Question: I just passed my college and wish to rent my first flat. I have heard many horror stories about renting, so can you tell me what are the most significant things for me to judge when I rent?

Answer: The landlord’s letting agent or the landlord are probable to present you a guaranteed short hold tenancy, which is the most ordinary type of tenancy as it permits the landlord to get the property back after six months , if he likes – provided you are offered 2 months’  prior notice. Most landlords will give another tenancy after the first one ends.

Firstly, the tenancy agreement read and if you are not content with it, seek recommendation from a lawyer, Citizens Advice Bureau, housing advice centre or law centre.

Secondly, if your tenancy is a short hold tenancy then the landlord must guard any deposit that you have given them. They do this by making sure that they register the  funds with a government-backed tenancy deposit scheme.

Thirdly, organize for a check-in appointment. Take a free witness with you. A document should be shaped that both landlord and you sign describing the situation of the property and its contents. Dated photographs are also useful.
