OBI Property’s Will Lewis — who has worked with Allied since 2009 — is now on the hunt for commercial and retail clients for the 190,000sq ft Spinningfields scheme.

OBI played a key role in leasing the city’s One Hardman Street to Mediacom and let the entire floorspace at Tower 12, one of Manchester’s most successful refurbishment projects.

“OBI Property, under Will Lewis, has understood our requirements and principles at Spinningfields for several years and gave us fantastic support and initiative in the dark years,” commented Allied London chief executive, Mike Ingall.

“This includes 2009, actually our most successful leasing year to date. The speed at which we also leased Tower 12 and One The Avenue was significant for Allied London and OBI Property’s involvement was a key contributor to this success.”

Ingall stressed that OBI Property uniquely understood his company’s product “and I am sure will add significant value to this project in finding appropriate occupiers who will share and benefit from our vision of XYZ”.

The XYZ building contains 160,000 sq ft of office space, grouped into 20,000 sq ft floor plates. There is also 30,000 sq ft of public amenity space including cafes, restaurants, meeting spaces. “XYZ is designed to fully embrace the working and lifestyle needs of contemporary business,” the Allied executive said recently.

“We recognised very early on in the development process that successful modern businesses, the ‘XYZ Generation’, had three clear requirements,” Ingall added. “These three factors — structure, culture and dynamism — shaped all of the thinking on the XYZ concept.

“Our focus and delivery on user needs means that there is a clear and vital differentiation between XYZ and all competitors. Certainly locally and nationally and arguably, globally.”

Ingall concluded by saying: “XYZ is set to define the next generation of property asset class — to become both an international landmark and benchmark.”

Commenting on his latest challenge, Will Lewis said: “It’s new, it’s exciting and something that will become a global brand … The world is evolving and XYZ supports change and provides a platform for forward thinking businesses from any sector to grow.

“It has been great to work with a leading developer that wants to break new ground —  we are not leasing an office building here, XYZ is a community for serious business and for fun, and we are targeting occupiers that are embracing a new working culture and seeking much more than the conventional office environment.”
