Are You Thinking Of Moving Serviced Offices?

Are you sick and tired of your serviced office, do you feel you would be more productive in an alternative location or is your lease coming to an end? Well, if you are thinking about moving serviced offices, there are a number of considerations to make.

The decision to re-locate your serviced office is not one to be taken lightly and one that must be carefully considered. David Potter, Operations Director for chartered surveyors group RICS, says, ‘Whatever the scenario, it is important to remember that every case is different and it is essential to seek professional advice before making commitments to move. As in most walks of life, knee-jerk reactions are rarely the best and the key to the right decision lies in a careful, considered approach.’

You should be very thorough in your search for a new commercial property. You are likely to be signing a lease for the next five to ten years and therefore must be certain of the direction your business is heading. For example, within the next two years, the company may have developed and therefore require further space. Alternatively, you may be required to down size.

An option to combat this issue is to insert regular break clauses into the lease; this will offer you, the tenant, a degree of room to maneuver. In order to do this, you will have to discuss your needs openly with your potential landlord. David Potter, states: ‘Engage constructively with your landlord – he would much rather discuss the issues facing both parties together and may well be keen to be accommodating.’

If you do have your heart set of moving to another commercial property, it would be wise to allow for costs which may have been unaccounted for when drawing up a budget. David Potter, writes: ‘When calculating moving costs, it is prudent to think widely. There may be a need for building modifications, new IT systems, furnishings and, of course, an office move also means such things as re-printing business stationery.’

Moving to another serviced office or commercial property is not as simple as you may have first imagined. But, should you decide it is the route you wish to take, there are a number of excellent deals available across the UK at this moment in time.
