Spinningfields Having Positive Effect On Manchester’s Commercial Property

Sheffield based, Henry Boots Developments Ltd, recently announced that they have received planning permission from Manchester City Council, for the redevelopment of the city’s County Court Building. The structure will now be known as ‘The Courthouse’.

Henry Boot Developments Limited is the specialist property development arm of the Henry Boot Group of Companies and is established as one of the leading development companies in the UKs commercial property market.

Situated on the prestigious street of Deansgate, the former County Courts building was originally built in 1896 and is a landmark structure in the city.

The grade two listed building was purchased by Henry Boots Development from the court service, back in 2008, for an undisclosed fee. The market price for the premises was £4.5 million and it is believed Henry Boot Developments acquired the structure for roughly this amount.

Planning was submitted to the council in September of last year and included plans to convert the property into 13,500 sq ft of Grade A office space and more than 14,000 sq ft of retail and leisure space.

Adam Brady, head of Henry Boot Developments Manchester office, said: ‘We have taken our time in developing the vision for The Courthouse and it is clear that the hard work has paid off….Built over 100 years ago, we are determined to maintain as many of the original features of the old building as possible…Perfectly located on one of Manchester’s busiest roads and at the gateway to Spinningfields, The Courthouse will offer all the benefits of the city’s newest business district… Unlike many developers in the current market, we are in the fortunate position of being self-funded and therefore do not need to rely on external sources of finance to progress the scheme. Now that the planning approval is in place, we will be working hard to get things moving.’

This news proves to be another coup for the commercial property industry in Manchester and illustrates the positive effect the Spinningfields development scheme, is having on the rest of the city centre.
