Strong Demand expected for Speculative Kettering Scheme

Leicestershire based development and construction company, Tungsten Properties, has confirmed it is going ahead with a speculative scheme to construct a 13-unit business park near Kettering – the first of its kind in the area for over five years.

The small business scheme — to be known as Pytchley Park — will deliver around 44,400 sq ft of space on a 2.5-acre site fronting the A14. The development will offer a variety of flexible units ranging from 2,220 sq ft to 10,000 sq ft, in an area where property experts have warned the availability of smaller units is now at a “critical level”.

“We have for some time been thinking of commencing speculative development, on the back of what we perceive to be an optimism within the area,” explained Jeff Penman, managing director of the Tungsten Properties.

“This site is perfect with its established location on Orion Way, close to a major arterial road, and we are looking forward to construction commencing on-site within the next few months and attracting early interest from local companies.”

Tungsten Park

Northampton commercial property specialist, Prop-Search, has been retained as sole agent by Tungsten to market the available units, predicted to attract early pre-let interest.

Richard Baker is a director at Prop-Search, which also acted for Tungsten Properties with the acquisition of the Mulberry Developments-owned site. “This is notably the town’s first speculative scheme of its kind for more than five years and is exactly what the market has been calling for,” he commented.

“During the last 12 months in particular, existing stock has depleted to a critical level and we are confident that this scheme will appeal to a wide range of occupiers.”

Tungsten Properties — which describes itself as a “dynamic property development and construction company” — has earned its reputation by reacting swiftly to market forces and providing a complete in-house service through planning, design and construction. Among its build-to-suite clients are Tesco, fast food chain Subway, ScrewFix and Liverpool Victoria Insurance.
